The taller, more narrow design for 500 Alton Road leaves more room for a public park
The long, drawn-out saga to redevelop SoBe’s vacant South Shore Hospital at 500 Alton Road made meaningful progress last week when the Miami Beach City Commission’s Finance Committee reached an agreement supporting a new 44-story tower.
The latest plan was reached after many meetings and intense negotiations involving nearby condominium residents. It will essentially stack the density from an already approved low-rise development consisting of 75-foot buildings into a taller, more narrow structure.
In exchange for the greater height, developer Crescent Heights will position the 410-unit building at the northeast corner to optimize adjacent view corridors as well as deed roughly 3.2 acres of space towards a new city-owned park, reported RE Miami Beach.
Mayor Dan Gelber advocated for the taller design, touting benefits such as avoiding a “wall-effect” along West Avenue. Aimed at attracting “non-resident investors,” the revised proposal would also result in less traffic than the previous 510-unit low-rise project, said Gelber in a letter distributed to residents and reported by The Next Miami.
Local firm Arquitectonica will serve as architect. Earlier 42-story renderings of the condo tower show a glassy, tapering design with continuous balconies rising from a terraced landscaped podium.
