A fresh new welcome mat for the start of Spring, some greenery, and seasonal plants will help bring more buyers to your doorstep. Over the years you have turned your house into a space that fits your needs and clearly reflects the family that has been living there, with all your personal photos and favorite possessions. It’s important, however, to help buyers to picture themselves, and their own families, occupying the space. Swap out anything personal, like family photos, trophies, religious art, and mementos, and replace with less personal artwork and table top pieces that can readily be purchased at stores like Home Goods or Pottery Barn.”

The Advice: “It is very important to make sure the exterior is cleaned up: leaves and debris should be removed from front and back yard; walkways should be repaved or repainted; and flower pots with bright and colorful flowers should be added to front porches. A freshly painted door and replacement of outdoor lighting that is chipped or tarnished can do wonders to improve curb appeal. Also, make sure to check the gutters and clean the windows. Indoors, the home should have a nice clean smell. I recommend fresh scented flowers or even plug-in air fresheners if necessary. Make sure all non-working light bulbs have been replaced. The house should be simply staged so that buyers can visualize what each room is intended for, but also be able to see their own furniture in the house. Make sure that all of the buyers’ senses are satisfied!”
